</div> It has been five months since our builder started the construction. I have to say, it has been nothing but a positive experience with them and I would strongly recommend them to anyone looking to do construction in the Rincon area. The name of the company is OJV Construction. They take pride in their work and have exceeded our expectations. <br />
<br />
I say choose your builder carefully due to the fact that there are builders who blatantly rip off the "Gringos". Based solely on the fact that you are from the "States", these individuals increase the price per square foot. The overcharges start right from the house plans until the final day of construction.  Now, Im not saying there are not other honest builders in the area. Just be careful and always get at least 3 estimates.</blockquote>

If you have only been to Rincon in the winter months, you will be surprised the above picture was<br />
taken at Sandy Beach. The big waves are gone and larger crowds have left, but this is some great<br />
 swimming. The only downside, the sand. <br />
<br />
As I sit in my beach chair watching swimmers exit the water, I see an all too familiar scene play out.  <br />
It starts off as a slow walk but after about 10 steps turns into a full marathon sprint with mouth wide <br />
open desperately searching for a beach towel or shade to cool those feet. You see, the sand is HOT<br />
 this time of year, so either wear your flip flops down to the waters edge or put your chair nice and close. <br />
Either way, coming down this time of year is still worth the trip.</blockquote>

<br />
1) Water Tank, either buried or above ground<br />
2) Transfer Switch for a generator (you dont have to have a generator, but at least have the switch just in case you decide to get one)<br />
3) Extra circuit breakers <br />
4) Propane or electric for cooking <br />
<br />
When you are done and paid for your plans, the next step will be to pay taxes and permit fees. Below is an estimated amount for a $150,000 home.<br />
<br />
1) ARPE (Regulations and Permits Administration):$1,050 - This will be paid when you pay for the plans so they can be submitted to ARPE<br />
2) Rincon Municipal Tax: $1200<br />
3) CFSE (Workman's Comp Insurance) $3,500<br />

I decided to use Nelson Bonet as the Engineer, He is located at Sunset Village next to the Public Beach. He did very good work and knows the system well. He is familiar with all of the zoning regulations and submitted the plans to ARPE with no problems. The Municipal Tax and CFSE can be paid by you direct or Nelson will do this for a fee.<br />
<br />
After you receive the temporary permit from ARPE, you will need to get a construction sign made with your name, contractor name, type of construction, and permit # to put on your property. I used a place right outside of Rincon, I do not remember the name right now, but it would be on your left after you pass the post office on your right. I think the sign cost me $30 but the price varies by size. You will have to take a picture of the sign on your property and submit it to ARPE for a final permit. I gave the photo to Nelson and he took care of the rest.            <span style="font-family: Tahoma"><span style="font-family: Times New Roman"><font size="3"><br />

For those of you planning on buying land or a home in Rincon and are looking for financing, I can confidently recommend Cooperativa Rincon. It is the largest financial cooperative in Puerto Rico. I have used them for both a lot loan and a construction loan and it has been nothing but a positive experience. The people are very friendly and helpful. You do not have to live in Rincon to open an account and they offer online banking as well. Their savings account currently pays close to 3% interest on your deposits which this day and age is a good deal. Their shares account pays 5% dividend on a yearly basis. <span style="font-family: Times New Roman"><font size="3"><span style="font-family: Verdana"><br />

you down.  Rincon is not immune to this issue. We have tried many different types of indoor sprays and<br />
 bug bombs, but the critters always seem to be back in a couple of days. Well, we finally found something <br />
that actually works for a long period of time.<br />

Even though the internet is a good start to finding your piece of paradise, there is nothing better than walking around the area, looking and listening. Your best bet is to visit during different times of the year and then narrowing your choice down to a specific area (Puntas, Calvache, Etc.). After you have the area you desire, make sure you visit the location in the morning, afternoon, and evening including Friday and Saturday nights. By walking around you can find some properties not listed on any websites. Bring a pen and paper and write down the numbers on the "For sale by owner" signs and give them a call. Dont forget to look through the Coqui of Rincon which is a great source of information. It took us about 2 years to finally find our spot (Puntas) and we couldn't be happier. It is only land for now but  in a year there will be a house here with us on the rooftop terrace drinking Mojito's looking at the ocean. <span style="font-family: Times New Roman"><font size="3"><br />
